Different Types of Taxes and who Pays Them

Property Taxes

Property taxes are fees charged to homeowners by a county or other local municipality. The fees are based on the assessed value of your property. 

• If your taxes are escrowed, Carrington will pay property taxes on your behalf
• If your taxes are not escrowed, you will be responsible for paying

School District Taxes

School district taxes are imposed by the school district based on the value of your property. 

• If your taxes are escrowed, Carrington will pay school district taxes on your behalf
• If your taxes are not escrowed, you will be responsible for paying

Special Assessment Taxes

Special assessment taxes are used to pay for specific local infrastructure projects. Examples include the construction and maintenance of roads or sewer lines. 

• If your special assessments are included in your tax bills, and your taxes are escrowed, Carrington will pay the special assessments on your behalf
• If your special assessments are not included in your tax bills, or your taxes are not escrowed, you will be responsible for paying 

Supplemental Taxes

Some authorities charge supplemental taxes for increases in the assessed value of your property—for example, see our article about California Supplemental Taxes. Supplemental taxes cannot be escrowed, so you will be responsible for paying them.
